Wigeon Capital entertained local industrial real estate brokers at Drive Shack in Raleigh to showcase four premier flex and class A industrial properties. Three of the projects are new properties being developed for 2025 occupancy. Citing continued low vacancy and a need for flex properties in Wendell and warehouse space in the Fuquay Varina area, Wigeon introduced Battle Bridge Business Park in Wendell and Fuquay Commerce Center.
Battle Bridge Business Park, located at 716 Old Battle Bridge Road in Wendell, is strategically located on Old Battle Bridge Road with convenient access to I-87 and Highway 64. The project features two Class A Flex buildings totaling 82,000 SF. Battle Bridge Business Park will support multiple tenants, with 22’ – 24’ clear-height ceilings, easy access loading docks, and ample parking. Fuquay Commerce Center, located at 1201 & 1255 NC 42 in Fuquay Varina, is positioned in a premier location with convenient access to the Triangle region by way of I-540, I-40, and US 401. This project features four Class A Industrial buildings totaling 369,600 SF. Fuquay Commerce Center is a planned industrial park featuring 32’ clear-height ceilings, an ESFR sprinkler system, concrete tilt construction, and dock-height loading doors. Construction on both projects is expected to begin by the end of the year with Q4 2025 delivery.
Wigeon Capital recently broke ground on Cornerstone Business Park at 3901 Business Park Drive, an 80,000 SF institutional-grade warehouse building in Raleigh. 3201 Waterfield Drive, located in Greenfield Business Park, is a 26,000 SF Class A Flex building currently being pre-leased.
Wigeon Capital hosted approximately 60 brokers at the event designed to connect industrial brokers with new and needed flex and warehouse properties. They provided renderings and specifications of the properties, drinks, food, and Johnnie-O gift certificates to all who attended. Wigeon Capital has enjoyed tremendous recent success with its Greenfield 27 project in Garner, as the properties were leased and sold. The larger Greenfield 27 building was sold to the ABC Board earlier in the year. Wigeon Capital also has a project under construction in Richmond, VA, and several other projects in the pipeline. Jimmy Barnes, SIOR, and Ed Brown, CCIM, SIOR, are the leasing brokers of the properties.
