Tri Properties proudly announces the completion of the transformative redevelopment of Park City, a 151,000-square-foot office campus spanning 14.82 acres along NC 54 in Durham. Nestled next to Research Triangle Park, Park City has emerged from neglect to become a state-of-the-art office environment, blending modern aesthetics with practical functionality.
Purchased in mid-2022, the campus has undergone extensive renovations aimed at optimizing the expansive grounds to create a vibrant and healthy workspace. The exterior now features a variety of outdoor amenities designed to foster activity and collaboration, including a food truck zone, table tennis, volleyball, frisbee golf, a half-mile walking trail, cornhole, and numerous gathering spots. These areas are thoughtfully designed with shaded seating, power stations, and lush native landscaping to promote both productivity and relaxation.
The interior renovations are equally impressive, with cutting-edge architectural updates that enhance the work environment while harmonizing with the campus’s natural surroundings. Updated entries, lobbies, common areas, and bathrooms now showcase the park-like setting and the abundant natural light streaming through extensive glass windows. Park City also offers a shared conference facility and a gym equipped with showers, providing convenience and modern amenities for its tenants.
John Buchheit, Manager of JPB Raleigh Holdings, which owns Park City, aims to rejuvenate the RTP office market. “Our goal is to create an inspiring workplace that attracts and retains top tenants and talent,” says Buchheit. He adds, “Our campus setting and outdoor workspaces provide professionals with a unique setting to create and collaborate with their colleagues.”
The redevelopment team behind this transformation includes Tri Properties as Developer and General Contractor, Little Diversified Architectural Consulting, Inc., The Site Group as Civil Engineer, Integrated Landscape Management, and Capital Sign Solutions. Tri Properties is now leasing and managing the newly available office space.
The redevelopment of Park City is part of a broader trend in the area. Nearby, the IBM campus was recently acquired by Hines for redevelopment, and Hub RTP is developing multifamily units, retail, and office spaces, contributing to the dynamic growth of the region.
